For certain Probate applications, property valuations can be required. Sometime these can be straight forward, multiple estate agent valuations, and sometimes they need to be HMRC approved valuations. The London Probate Company can help provide these types of valuations.

Often, when a property is left, there is much to be considered, such as obtaining vacant property insurance, lock changes, property/garden maintenance, clearance, car sales and other such matters. Our experts can help with all these elements to take the work and stress away from you.

Valuations

Depending on the size and nature of the Estate, different types of valuations are required for a Grant of Probate or Letters of Administration application. Our most popular valuation product is a HMRC compliant valuation appraisal that costs only £180. This consists of an independently researched 11-page appraisal detailing the property itself, location, current marketplace and comparable evidence in support of the pricing recommendation.

Being Section 160-compliant of the Inheritance Tax Act it is considerably cheaper than the typical Red Book/RICs Reports that start at around £300. Furthermore, this appraisal fee is revoked should you proceed to sell and legally Complete on the property with us.

Selling

We can market and sell the property for you at exceptionally competitive rates. Our selling fee encompasses a multi-agency instruction to ensure the widest coverage, most viewings and ultimately that the best-possible price is secured for you. We’re typically achieving 99% on average of our recommended achievable price we add into our Appraisals – due to the confidence we have in value and competitive marketing methods.

Vacant Property Insurance

Most home insurance policies lapse when someone dies and you will need to arrange vacant property insurance, often for a short period of time until the property is sold. We can provide this cover at a low rate. There are only two requirements, that the property is drained down of all waters (in the central heating system and sanitary ware) and that the property is inspected on a bi-weekly basis by us. We can undertake these services for a low fee.
